What is a Common Part?

When you buy a flat or apartment in Scotland, you own part of the building but you also acquire a right in common to the common parts of the building.

The common parts will usually be detailed in your Title Deeds, however, usually include:

  • The outside walls
  • The close or shared hallways and stairs
  • The back green or shared outdoor areas
  • The roof.

Once you purchase a property you become responsible for maintaining and repairing the common parts, therefore, it is extremely important to establish the condition of a property before you put in an offer.
