Some common sense reminders that even the best renovators sometimes forget...
Define the scope of work - Talk to your client and CLEARLY define where you are going to start and stop your work. CLEARLY define what will happen if there are unexpected problems hidden. DON'T stray from the scope of work. See point #3.
Record your work - before, during and after! Take pictures of everything. You'll have a quick reference and it may reduce possible liability.
GET IT IN WRITING! - Do NOT undertake any work without making a plan and having a written contract with the client. Lawsuits happen and you could lose your business and other assets.
Time & Materials with regular invoices - A renovation job that has you removing existing materials is going to involve surprises that you didn't quote for. Learn about 'Costs Plus' contracts - your time and your material costs - and invoice on the intervals you've specified in your contract. See point #3.
Positive Overlaps Rule - For any layers that will see water, remember to think like a drop of water. Overlap the upper layer OVER the bottom layer, so that water will shed off and away.
Safety, safety, safety! - Take care of yourself and your crew. Don't take chances with your health. Wear your Personal Protective Equipment (PPE) and be careful!!
Know Your Materials! - Become an expert in the materials you're using on the renovation. Know what works best for sealants, barrier, insulation and finishes.
GET AN ENERGY AUDIT!! - Involve an Energy Advisor in your renovation projects and give your client the best performance possible.
