In the past, some builders thought that making a building too air tight was a recipe for moisture problems and mold.
Ventilation is key. There was truth to the saying, "Build it tight and ventilate right!".
In the last 20 years, ambitious builders have been attaining levels well below 1.0 ACH50, with careful detailing and robust materials. Care must be taken to use the right materials in the right spot.
Plus, ventilation technology has provided great new inventions to modern construction - the HRV and ERV.
- HRV = Heat Recovery Ventilator
- ERV = Energy Recovery Ventilator
Creating an airtight building MUST be combined with good ventilation - a balanced HVAC system and an HRV / ERV.
Do your homework on the HRV / ERV unit you recommend for your clients. Aim for good quality, preferably with sound dampening and ease of filter changes.
